In summary we:
- Understand business and property strategies from both owner and occupier perspectives and keep in regular contact with all parties.
- Negotiate lease renewals (inside or outside of the Landlord & Tenant Act 1954).
- Search and find lease restructuring opportunities.
- Negotiate rent reviews.
- Advise in connection with all lease terms including break clauses and assignments/sub-lettings.
- Negotiate lease surrenders.
- Act as an expert witness and advocate in third-party rent review disputes.
- Handle lease renewal court referrals.
- Handle lease renewal alternative dispute resolution matters (PACT).
- Assist with mitigating business rates liabilities.
- Ensure our own costs are kept in proportion to the work involved and end result.
